Our 75-acre Pullman Crossings industrial park鈥攃lose to I-94 and the Chicago Loop鈥攊s strategically ideal for an Amazon Last Mile distribution center, designed for processing last mile deliveries. Building the facility became the third major project in the development. The success of this project reflects the expertise and coordinated efforts of our development, capital markets and construction teams, as we met the challenges of an extraordinarily tight timeframe and maintained our dedication to the city鈥檚 inclusionary goals鈥攁 thoughtful process demanding great attention from our recruitment managers. Midway, of course, we also coped with adaptations and enhanced safety protocols related to COVID-19.
Yet again, our mutually collaborative, longstanding relationship with the City of Chicago proved invaluable as we fast-tracked entitlements and permitting. Of the three successive brownfield lots we had built on, this parcel turned out to require the most complex, layered remediation strategy to stabilize the soil and create an environmental barrier. We then moved forward with construction of the one-story, 145,805-SF facility, including office space, van and staff parking. The project incorporates miles of conduits for future electric vehicle charging, while gigantic 40,000-SF van loading canopies and dock positions enable Amazon鈥檚 renowned pinpoint delivery. Now complete, the facility has earned Green Globes certification for sustainability.
