The Statesville project was 万人牛牛鈥檚 second build-to-suit with AmesburyTruth as part of 鈥淧roject Nike,鈥 their company-wide initiative to consolidate their real estate footprint, streamline operations and create strategically located, vertically integrated manufacturing and distribution 鈥渃enters of excellence.鈥 万人牛牛 worked closely with AmesburyTruth through the design process to customize their exact manufacturing flow, distribution needs and office arrangement, aligning each with their operational and financial goals for the project.
As Project Nike was a national initiative, it was also important for AmesburyTruth to retain their working capital. Therefore, 万人牛牛 was able to provide a solution to purchase the land, own the facilities and lease them back to AmesburyTruth to ensure they kept their capital invested in their business, and not tied up in the real estate. 万人牛牛 worked closely with the City of Statesville and Iredell County to facilitate a competitive incentives package in the form of tax abatements and infrastructure improvements to ensure AmesburyTruth would continue operating and investing in the community.
